The MS e–Center @ JSU is a two and a half story office building with a partial basement and a total gross area of about 192,000 square feet. Site improvements on the 29-acre tract over the last few years include attractive landscaping, an underground irrigation system, and a surface parking lot for over 900 cars.
Tenant amenities include access to several large meeting rooms, use of a 24 station mobile laptop cart fully equipped with wireless internet, the building is also wireless internet ready in all common areas and meeting areas, there is also a workout facility with lockers and showers located in the basement of the building. Tenants also have access to a Deli located on the second floor which serves breakfast and lunch Monday-Friday.
The e-Center has several features that make it attractive to high tech businesses. These include 1) two separate electrical feeds to the building for electrical redundancy, 2) three separate 12 strand fiber optic cables from separate CO’s to insure constant connectivity; 3) a 300 KVA UPS battery backup system for all clean power in the building with a 600 KW diesel generator to provide backup power in case of a prolonged electrical outage, 4) fully integrated copper and fiber backbone throughout the building that has been CATEGORY 5 tested and certified, 5) Cable TV backbone located throughout the building with the capacity to expand to several hundred outlets, 6) a 195’ communications tower that could be used to locate microwave or radio communications equipment.
Physical security at the e-Center includes 32 color cameras with 9 pan and tilts in the parking lot. There is also a perimeter fence and gates at the entrance drives. Security officers are posted at the main entrance and patrol the parking lot. There is a security officer on site 24-7-365. We also utilize a card access system for all entrance and exit doors to limit access to unauthorized personnel.
